The Bakker Construction Design-Build process is a method to achieve one unified flow of work from concept through completion. This means we partner with you throughout the journey, working together to bring your vision to life.

  • Tell us about our project.  How do you function day to day and what do you envision your new space to be.

    We will present you with a high-level budget range that we believe your project will fall within and a Design and Development Agreement outlining how we will get you there. 

    Sometimes the effort of bringing the budget and vision together takes some work.  Like a marriage, there will be sacrifices and adjustments depending on which is the driver.  Our job is to bring the two together into a happy marriage of budget and vision.

    If our anticipated budgets and overview are in line with your desired budgets and vision, we can into Phase 1 of working together.

  • The Design and Development Phase initiates your remodeling journey.  Our goal is to help you take the vision you have for your space and bring it to life using:

    Digital designs, physically based renderings, and virtual walkthroughs.

    The presentation of concepts will always come with anticipated budgets so you can understand if what you are dreaming works for your budgets.  The last thing we want is for you to fall in love with a design that is not in line with your budgets.  

    As Design is conceptualized, we can start Developing the project.  Value Engineering, investigations into existing conditions and site conditions, and working with our trusted trade partners and vendors is the key to accurate and efficient project budgets. The goal is to eliminate as many surprises in phase 1 while developing the project as much as possible. 

    Construction Drawings, permitting, selecting finishes and final detail are the final steps of Phase 1.  It is important to know how long it will take for your windows to arrive, what specialty preparations are needed and lead times understood for the selected finishes to meet the timelines of the project.  These and hundreds of other decisions need to be made before the project starts to eliminate additional cost and extended timelines.

    Regular budget check-ins during this phase ensures that you have financial clarity and control over the direction of the design. We shoulder the responsibility of every detail, from securing permits to aligning the design with your budget and vision.

    Phase 1 concludes with a fixed price construction agreement detailing every scope detail for every trade and vendor.  In this agreement, payment schedules will be disclosed, project start dates and anticipated timelines provided, and line-item cost for selections that maybe are not yet finalized.  The Development Agreement remains open to finalize the remaining decisions to be made, and in case there are any necessary adjustments that may arise during construction.

  • Every detail of the approved design is brought to life by a dedicated team of skilled tradespeople. Every project has a designated, daily, on site project manager who is assisted by our in-house team. Guided by the Production Manager and Project Designer, ensuring the details align with the approved plan and maintain the standards of craftsmanship and service that is Bakker Construction.

    Stay connected to the progress of your project through your own online client portal, offering access to project schedules, agreements, financials, plans, daily logs, and photos.

  • When the project is completed, the job is not done. Property value assessments, close of permits and environmental impact reports, warranty concerns and accounting of all project related agreements are still part of the agreement. Final project financial summaries and accounting reflecting every project payment, selection change, possible change orders, all are presented in the Job Summary that matches to the penny, every approval made by the homeowner.
